The owner of this newly constructed 140'x 60'x 20" building has been the largest erector of steel structures in the tri-state area for many years. He built this building for his own use so with that in mind, he used 6 inch spray foam insulation on the roof and walls and then covered much of it with panels for a cleaner look and much better insulation. The building is getting its finising touches now including two bathrooms (one ADA and shower) and a large concrete pad outside the roll up doors. The building is laid out for an owner user but can easily be split as there is a second underground power supply. Property setup also allows for an additional entrance/exit for semi/delivery vehicle on the west side of the building facing Kathy st. While the building does not currently have three phase power it is close by and MEC has already done the calutations. The building is in Mohave County, which is on the Colorado River just 97 miles south of Las Vegas, Nevada and directly across from Laughlin, Nevada. Fort Mohave is best described as a family-oriented community providing residents and businesses consistent growth at an affordable price. In fact, the county ranks as the most affordable in all of Arizona. The population is approximately 50,000 but that does not take in account the county area surrounding it which brings the total closer to 100,000. There are also approximately two-million visitors per year visiting the Tri-State region. The area still maintains a high quality of life with plenty of sunshine and outdoor activities for families.
