The ground floor retail unit is currently let in a personal name at a rent of £7,750 per annum for a term of 10 years from 14th May 2024. There is a tenant break option on the fifth anniversary of the term subject to six months prior written notice. There is also a rent review one month before the six month tenant break notice date. The rent review is to be based on the market rent or passing rent, whichever is the higher. The lease is inside Part II of the 1954 Landlord & Tenant Act.
