SOLICITATION OF OFFERS TO BUY 30 ACRES, MORE OR LESS TO BE DETERMINED
This is a solicitation of offers to buy 30 acres, more or less to be determined, of contiguous acres on the Combined Parcels. The price is $130,000 per acre. The sellers, however, also will entertain offers to buy all 46.8 +/- acres. Offers must be accompanied by proof of funds from a recognized financial institution located within the United States.
The Combined Parcels are in the County and include 46.8 +/- acres of land with +/- 1,000 feet of frontage on SC 5, which runs along the City's northern perimeter. NO PART of the 46.8 acres is in a flood plain. The land offered is at street level and gently slopes toward the back. No dredging or fill dirt is needed. Other land along SC 5 can be in a flood plain and floods.
A 150-foot-wide utility easement for electric power lines crosses the Combined Parcels. Subject to approval by Duke Energy, the easement may be used, for example, for parking and gardening. Any fence crossing the easement must have a 16-foot gate with a Duke Energy lock and also, if desired, an owner's lock.
The Combined Parcels are two miles from historic downtown York; 30 miles from Charlotte International Airport; 35 miles from Charlotte, NC; and 13 miles from both Rock Hill, SC and Lake Wylie, SC. York Comprehensive High School, which is a large, state-of-the-art complex, is a block away at 275 West Alexander Love Hwy and serves all of western York County. Just as the High School serves all of western York County, so too may an enterprise located on the Combined Parcels.
A City waterline runs opposite the combined parcels on the other side of SC 5 within the City limit. Also, a City sewage line reaches the High School and Abrial Ridge, a housing development off Lincoln Road across SC 5 from the High School. The City also provides water and sewer service to a D R Horton housing development just off SC 5. The acreage offered is perfect for a hospital and supporting facilities, light industry, a hotel, a retail enterprise, a large shopping development, housing, or a combination.
The City has an Incentive Program that provides for “reimbursements of up to 100% of the cost of installation of public infrastructure (i.e: water/sewer lines, street lighting.” City Ordinance 17-590 authorizes an Economic Development Incentive Program that “encourages private investment and/or the creation/retention of jobs” within the “Gateway Corridor Overlay District.” The Combined Parcels are within the City’s “Future Gateway Corridor.” See the City of York Official Zoning Map. The Incentive Program applies to land “upon annexation.”
Parcel 3510000004, the +/- 27-acre parcel contains a 3,200 sq. ft., three-bedroom, two-bath house and oversized garage. Sellers expect either to retain the house and garage or to remove them. Except for one acre allocated to the house and garage, which is taxed at regular property tax rates, the Combined Parcels are taxed as a timber farm at $1.00 (not a typo!) per acre.
There is a lot of history here. Upper Fishing Creek runs through the Combined Parcels. History buffs might enjoy reading about the Revolutionary War Battle of Fishing Creek, where Fishing Creek joins the Catawba River. The British clobbered us. Nearby is the site of the Battle of Kings Mountain, where we then clobbered the British - a turning point in the Revolutionary War. The City's beautiful,rare antebellum homes survived the Civil War. Legend has it that an old friendship between the opposing generals saved the town from destruction.

In sum, the Combined Parcels are at the center of future development along SC 5. The property is at street-level, slopes gently to the rear of the property, and is ready for development. The Combined Parcels are not in a flood plain, are a block away from York Comprehensive High School that serves western York County, and are the keystone for development along SC 5. The expanding metro area of Charlotte, NC is here, at the gateway to western York County.
