• AUCTION Date/Time: THURSDAY, AUGUST 28, 2025, at 11:30 AM (Registration at 11AM).

• In order to participate in the auction, you must have a deposit in the form of a certified or cashier's check in the amount of $3,000 payable to "MDOT State Highway
Administration".
• The subject property does not currently have zoning. Per Garrett County Planning and Zoning, it qualifies as a residential building lot if it is approved for septic system by
the Health Department. Per the Health Department, "Being that the septic permit is from 1958 and with the home being torn down, this office would require a
percolation test to be conducted to determine if a dwelling can be built in this location. There would need to be enough room for a sewage disposal system and a backup
area. Plus, the sewage disposal area would need to be at least 100' from the existing well or have the current well be abandoned by a well driller and a new well drilled
meeting the 100' requirement". All zoning and use determinations will be made by Garrett County, Maryland. State Highway Administration (SHA)offers no warranty as to
zoning or permitted use.
• SHA considers the highest and best use of the subject property is for development as a residential property.
• The subject property is a 0.827 ± acre parcel of vacant land that was once improved with a one-story home but, has since been demolished. The property is accessible via
MD Route 135 (Maryland Highway). The property will be sold subject to a 0.095-acre perpetual easement for ingress and egress to the adjoining property owner (Deer
Park Sportsmen's Club, Inc.). A portion of the property to be conveyed crosses into a driveway that the adjoining owner uses to access their property. This access
easement will avoid landlocking the adjoining owner's property.
• The property does not have a Tax Account No. and adjoins Tax Map 79, and Parcel 39.
• The area is serviced by electric, private sewer, and water.
