In 2018, 33 creative offices were uniquely developed in a 35,881 sq. ft. existing second story space as part of the renovation of a 103,433 sq. ft. 1930’s masonry brick industrial building located at 3761 S. Hill Street, Los Angeles. The project received entitlement approval from the Los Angeles Planning Department in January 2019 (Case Number: ZA-2016-3524-ZAD) to convert 20 of the 33 creative office spaces to 16,547 sf of joint live-work quarters designed for creative energy for artisans, designers, small electronics engineers and business professionals who will coexist within an ecosystem of companies located on the first floor of the subject building. The 20 live work spaces are currently going through Building & Safety Department for occupancy use change and should be ready to come online by June 2019. 3 units will be reserved as affordable housing for leasees at or below 80% of area median income. The new housing will provide a legal alternative for artists who take up occupancy in warehouse spaces that are not permitted for residential use and spur an understanding of how underutilized second story spaces can be transformed into live work environments that promote innovation in manufacturing industries and enhance working environments.
The subject property is located in a historically mixed-use MR1-2 zoned community that includes the William J. Clinton Middle School / Ánimo Jackie Robinson Charter High School located at 3500 S. Hill Street in the MR1-2 zone, intertwined residential and manufacturing uses on Hill Street and Grand Avenue from 37th to 39th Street, [Q]C2-2 zoned residential properties on the west side of the block from 37th and 38th on Grand Avenue and a large StorQwest storage facility for residential and business personal properties located adjacent to the subject property. The artisan live-work housing units will serve as a collaborative extension of the creative industries that will be housed in the proposed REEF project on Broadway and Washington which includes the Los Angeles Mart and the site for their planned new creative habitat as well as provide an ideal location for artists, architecture and urban design students from the nearby Trade Tech Community College to live and work together.
The project owner is Hard Property, LLC representing the Razipour Family of companies which occupies the majority of the ground floor of building and currently employs over 400 staff members across all their electronic and distribution businesses in Los Angeles and other cities. The residential live - work units will also serve as an R&D space and training ground for new designers and inventors which will be facilitated by the Razipour Family of companies due to the lack of industry specific training in the small electronics design engineering and interior design fields. The renovation of the building has already upgraded the essence of community value and heightened interest in revitalizing neighboring properties which positively contributes to the public health, welfare and safety within the community.
Square footage of each unit includes 16% additional square footage for CAM cost.
