Actual warehouse is 65' X 145' with an additional 889 sf addition for a total of 10,314 sf, all with a concrete floor. 2 dock on the east side of the building with an additional dock on the west side. Total doors consist of 3 dock doors, 1 side door, 1 main overhead door on the south end. South overhead is new. The 3 dock overhead doors and the 1 side overhead door will be replaced with new doors. There is currently a false wall in the center that was used to allow 2 tenants. There is also a small office inside. Both the office and wall will be removed if requested before closing. Currently this building has no water available. For an additional $53,000 I will have a well put in. I already have the letter from Weld County allowing this to occur. Cost will be closer to $100,000 but I'll only charge $53,000. The entire building has electricity and is insulated.
