Construction is near completion at Fairbourne Station, the second largest office building outside of Salt Lake City and is located on the corner of 2700 West and 3500 South in West Valley City, directly west of Valley Fair Mall. We have been working with West Valley City since December 2015 to create a “real” downtown for West Valley City. We broke ground in April 2018 on a 9-story Class A office building (233,511 rsf – updated 05/2019), with the core and shell projected to be completed by April 30, 2020. The office tower has a connecting bridge to a state-of-the-art 7-story parking structure. The parking structure will be like none other and looks like an office building rather than a parking structure. The lower level of the parking structure will have approximately 9,470 square feet of retail in various sizes from 929 sf to 4,296 (largest contiguous space). Wasatch Commercial Management, Inc. is also the Asset Manager for Embassy Suites, which is adjacent to the office tower. If you have employees and/or business partners that need lodging just minutes from the airport, this could be a great location. There is also a large apartment complex adjacent to our site with another large apartment complex planned in the near future. The mall is directly west of our site and is just across the street and easily within walking distance, along with many other restaurant/amenities that are easily accessible. In addition to the retail in the parking structure, we have plans for two additional retail pads on the site, each in the 7,500 square foot range. We are currently in the process of designing these retail pads and expect to start construction next spring.
