Option 1
350 Hill is a permit ready, 31-story mixed-use urban infill development site consisting of 428 multifamily residential units, 5,610 SF of commercial use (including an approximate 2,980-SF leasing office and up to 2,630 SF of neighborhood-serving retail). Amenities for tenants designed into the project include up to 47,151 SF of common space including a sky deck, business lounge, club room and fitness center.
Located directly over Metro’s 4th/Hill Red and Purple Line Portal, this Tier 4 TOC project has direct access to public transit and parks up to 375 cars and 512 bike stalls.
The 31-story building would be 405 feet high; the architectural beacon would reach the maximum building height of 410 feet.
Option 2
350 Hill has the potential to pivot towards a Type III construction project for mixed use urban infill development site consisting of 178 multifamily residential units, 2,400 SF of commercial use. A yield study shows the potential amenities for tenants could include 4,300 SF of open space, and 900 SF for a club room.
This option provides developers the opportunity to construct and own a multifamily project in the heart of DTLA, without the risk and cost of Type I construction development.
