The property consists of two adjacent 40-acre parcels. The north/south orientation of the parcels creates the opportunity to develop two winery sites, each with frontage on Peltier Road, currently considered the premier wine trail location in the Lodi Appellation. This property features stunning views of Mt. Diablo to the west, and the Sierra Nevada to the east. The sandy clay loam soil yields wine grapes that are sought after by both local and coastal wineries, especially for red grape varieties. The entire 80 acres were replanted in 2016. Land preparation included deep ripping (3 directions) and fumigation. An entirely new drip irrigation system was installed, featuring 4 equal 20 acre sets, and a new energy efficient 25hp motor and submersible pump. The trellis system is a high wire quadrilateral, allowing for high production, maximization of cost-effective mechanical farming techniques, and high cordon placement to minimize frost damage. There is a seasonal creek that runs through the center of the property east to west, enhancing ground water recharge. The variety of grapes planted in 2016 was Cabernet Sauvignon, Clone 337 on Freedom rootstock. This combination yields high quantity and high quality. Finished wine characteristics are full bodied, dark color and bursting with vibrant fruit flavors. The vineyard is Certified Sustainable under the Lodi Rules for Sustainable Viticulture.
