The Location

Fairfield is strategically located along Interstate 45, offering direct access to major Texas cities like Dallas, just 90 miles to the north, and Houston, 150 miles to the south. The prime positioning makes Fairfield an attractive spot for business operations, providing straightforward access to urban markets while avoiding city congestion. Additionally, State Highway 84 runs through Fairfield, adding east-west connectivity that links the town to neighboring regions and additional highways.
The Tenant
Kinetic, formerly Windstream Communications, was formed as a spinoff of Alltel’s Corporation’s landline business and merger with Valor Communications Group, Inc. Kinetic is a leading provider of advanced network communications and technology solutions for consumers, small businesses, enterprise organizations and carrier partners across the U.S.
The completion of the merger between parent company Unity Group Inc. and Windstream in August 2025 combined Uniti’s wholesale fiber network with Windstream’s Kinetic broadband business to create a larger, unified fiber provider. The new structure is designed to align capital allocation, remove existing dis-synergies between the two companies, and improve the combined entity’s leverage trajectory.
