Silver Spring Township has been a popular location because of its proximity to Harrisburg, its convenient access to the local road and highway infrastructure, and its proximity to employment centers. The property is located on the northwest corner of the intersection of Carlisle Pike (PA Route 11) and North Locust Point Road in the small village of New Kingstown. Carlisle Pike is a heavily traveled main thoroughfare running in an east-west direction through the township. Its 2019 Average Daily Traffic Volume near the subject property was 13,000 vehicles. In the vicinity of the subject property Carlisle Pike traverses the town of New Kingstown. At the subject location it has two westward lanes; on the south side of the town it has two eastward lanes. The property has reasonably convenient access to the regional highway system. An interchange with Route 81 is about three miles to the west. From there it is only an eight minute commute eastward to the Capital Beltway consisting of Routes 581, 81, and 83. An interchange for the beltway is 4.6 miles to the northeast. The beltway is the major road infrastructure providing access throughout the greater Harrisburg region.
