The Environmental Resource Plan (Attached) allows 5.5 acres of developable land without tree replacement and 7.7 acres of developable land with tree replacement. The existing R-1 zone preliminary sketch plans allows for 13 single homes and with allowed clustering, 8 single homes and 12 Townhomes. We are seeking a zoning change to R-2, which surrounds the site and allows 213 residents. The Valley Township Planning Commission is in favor of an age restricted, affordable project. We are preparing preliminary sketch plans for the Planning Commission to review before they will recommend the R-2 zoning change to the Board of Supervisors. One buyer suspect planned 95-100 apartments in R-2 at $375,000 each. R-2 requires public water and sewer which are available but not to the site.
