The Environmental Resource Plan (Attached) allows 5.5 acres of developable land without tree replacement and 7.7 acres of developable land with tree replacement. The existing R-1 zone preliminary sketch plans allows for 13 single homes and with allowed clustering, 8 single homes and 12 Townhomes. We are seeking a zoning change to R-2, which surrounds the site and allows 213 residents. The Valley Township Planning Commission is in favor of an age restricted, affordable project.
