Cedar Tree Mobile Home Park is a 28 space, family Mobile Home Park, less than five minutes from downtown Scapoose, Oregon, a City that follows Hwy 30, and the Columbia River, twenty five minutes from Portland. Scapoose is home to the Oregon Manufacturing Innovation Center, an exciting collaborative research and training facility between Business, State Government and Higher Education. The Crown Zellerbach hiking and biking trail, runs along the Park’s 570 feet of frontage on Scapoose-Vernonia Highway . Several of the Park’s homes have attractive water frontage on the North Scappose Creek, which forms the Park’s rear and West side border. As the Creek bends around it creates a natural private swimming hole, popular with Residents. Salmon can be seen traveling upstream towards a fish ladder, and an eagle is often seen in the surrounding trees. There is a mixture of older homes, mostly single wide with five double wide, on a flat, and sunny, parcel of land.
Occupancy is 100%, and demand for spaces, and homes within the Park, is reported to be high. April rent collections were 100%. The current space rent is $400 going to $435 on July 1, 2020. Space Rent includes water, sewer and garbage, although all but three spaces have water meters and back flow valves in place. Electricity is billed direct to the Residents by Columbia River PUD.
Rents have been raised only three times in the last Seven Years, $25 in 2017, $25 in 2019, and $35 as of July 1st, 2020.
