The unique historical significance is not only special, but the design is appealing too. Generally, the building has good bones but needs updating to it's systems and finishes. It could also need some modifications to the structure depending on the proposed tenant's programmatic and spatial needs like opening up walls to create bigger spaces vs. smaller spaces. Some of these updates include updated Toilet Rooms (need to meet ADA), fire egress stairs, Mechanical Heating and Ventilation systems, IECC requirements to the building's lighting and envelope (insulation). An elevator is currently not added. There are exterior considerations as well. Some of these are affected by the need to update the fire egress from the second floor (mentioned above) but new windows and some light landscaping would be ideal.
