The Harmonie Club, 311 E. Grand River, which was placed on the National Register of Historic Places in 1981, is located on the norther side of Harmonie Park at the intersection of Grand River Avenue and Centre Street. The structure is a 4-story building including a 500-person grand ballroom-concert venue on the third floor, second floor smaller banquet area, first floor possible restaurant (originally a steakhouse) and a garden level bar / restaurant / cigar bar/ music venue. Each floor is approximately 9,000 gross square feet for a total of 35,770 rentable square feet (RSF). This neoclassical structure was built in 1895 as a private social club for the German residents of Detroit. The third level ballroom with its high ceilings, raised stage and large arched windows is the most dramatic space within the building. Vestiges of the splendor of the original building remain and are being restored such as the grand staircase, oak paneling, wainscotting, detailed plaster work, wood trim and wonderful Pewabic floor on the garden level.
The current total remodel of the facility is preparing the multi-floor location to operate as a full-service restaurant on the main level with a separate restaurant/bar on the garden level. The second floor is designed perfectly for meetings and banquets (or could be used as flex office space as in rendering). The third-floor grand ballroom is being restored for an amazing high-end event/banquet center. The thirty-foot ceilings with wet plaster walls and tall windows would yield the most dramatic wedding venue in the Detroit area. The panoramic views from the windows look onto Comerica Park, DAC, Fox Theatre, The Gem and Colony, Ford Field, the Music Hall, The State theatre, Little Caesars Arena, and the Opera House. The venue includes the possible use of Harmony Park located across the street at Centre Street and Grand River for Wedding Nuptials.
In preparation for the new food/entertainment offerings, all electrical, plumbing, building structural, HVAC, roof, life safety components, ADA access, all windows and doors are being updated to allow for an efficient modern venue to operate. Furthermore, in addition to the passenger elevator, a back-of-house elevator is being constructed which is large cab to move food for an entire banquet to all the floors from the same production kitchen that operates the full-service restaurant on the main level. The grand ballroom level is being prepared for a large prep/warming kitchen behind the stage to hold all the food for the event. The bar/restaurant located on the garden level has its own self-contained kitchen and coolers.

This option includes the space on the main floor for the primary kitchen of the restaurant and for catering on floors two and for the grand ballroom.
The core building is scheduled to be completed in spring of 2022. It will be delivered ready for installation of the Tenant’s design finish elements and kitchen components. There is a generous tenant allowance available to cover most of that process.
Rent is $26.00 per square foot NNN for the entire building. Some segments of the building may be available individually. Ownership participation could be available for a tenant who takes the entire building.
