A LEED-certified Gold office tower, 3 World Trade Center is a model of transparency and sustainability. The building features floor-to-ceiling glass for an unimpeded 360 degree panoramic views of New York. Additionally, all four corners and each floor plate of the tower were designed to remain column free, creating an open workspace environment. This type of layout has proven key for attracting cutting-edge companies in brainpower-driven businesses like technology, advertising and branding, as well as law and financial service firms. Notable tenants include Uber and GroupM, the tower is home to 15 industry-leading companies and employs over 13,000 office workers.
Among many building enhancements, Tower 3 features a central reinforced concrete core and is clad in an external structural steel frame. The design for Tower 3 uses a structural load-sharing system of diamond-shaped bracing which helps to articulate the building's east-west configuration. Designed by Pritzker-prize winning architect Richard Rogers and his firm Rogers Stirk Harbor + Partners, 3 World Trade Center enlivens and seamlessly integrates into Downtown’s streetscape with a major concentration of retail. Tower 3 is comprised of five retail levels in total-- the ground floor, two below grade levels, and two levels above the ground floor that total 133,000 sq ft (of which 73,000 sq ft is at or above street level). Underground pedestrian concourses lead directly to 12 subway lines and the PATH trains. The retail portion is owned in a 50/50 joint venture with The Port Authority of New York and New Jersey and Westfield Corporation.
