Sonoran Desert Drive connects to Cave Creek Rd, making it a collector rd for traffic through North Phoenix finding access to the I-17 and 303 Loop Freeway systems. Taiwan Semiconductor Manufacturing Company is building a $25 billion fabrication plant on 3,700 acres 1 mile west of the subject property, creating over 2,000+ jobs in their first phase. First phase projected to be operational in 2024. An additional 10,000 indirect jobs are expected to come out of the TSM plant.
