This range reflects projected roadway, infrastructure, and development-related demand and incorporates uncertainty related to federal funding availability, the pace of delivery within the region's approximately 10,000-unit housing pipeline, and potential fluctuations in oil prices.
LEGAL NONCONFORMING STATUS
According to the records of the County of Riverside, the Property is currently operating under a permit acknowledging that it is a legal nonconforming use. A legal nonconforming use is one that was legally established in the past, but which is no longer in conformance with the subsequently adopted land use ordinances. The legal non-conforming use is “concrete and asphalt recycling” as per SMP00198S1. This legal nonconforming use may continue for a period of forty years or until February 9, 2057. It should be noted that a ten-year extension is available for legal nonconforming use. (18.8.D) A legal conforming use may lost if the use is expanded or abandoned. However, an expansion of 25% or less is permitted. Abandonment for 1 year or more may result in expiration of legal nonconforming use.
LEGALLY PERMITTED USES
The Property is also currently zoned for certain uses that are potentially similar to its current use under Riverside County Zoning Ordinance 17.104.020. The following list is not exhaustive and there are many other uses that are permitted under the zoning ordinance. However, the uses that are similar to your intended use are the following:
Manufacture of concrete, gypsum, plaster and mineral products.
Building materials sales yard.
Recycling collection facilities.
Recycling of wood, metal, and construction wastes
