Public sewer is available some 5,000' for a low pressure system. Based on our research we are of the opinion that the best zoning choice would be for a PUD because we see the density varying between townhomes and detached homes. Our estimate is that you could comfortably place 150 homes+/- on this site. The breakdown between townhomes and detached homes as we see it would be approximately 4 town homes/acre on the lower 15 acre parcel and 2.5 homes/ acre x 37 or 38 buildable acres (there is a GA Power line easement crossing the back 43-acre parcel). A low-pressure sewer line would have to be run some 5,000’ to the nearest lift station. One of the few residential development properties left in this attractive location.
