Northmarq is pleased to offer for sale to qualified investors the opportunity to acquire the fee simple interest in the land and building of a single-tenant medical office facility leased to John D. Archbold Memorial Hospital, Inc., located in Thomasville, Georgia. The property consists of 1.85 acres improved with a 13,813-square-foot, single-story medical office building originally constructed in 2004, with a roof replacement completed in 2015, and is positioned along the heavily traveled East Pinetree Boulevard corridor.
The lease commenced January 1, 2024 and runs through December 31, 2035 under a double net (NN) structure. The tenant is responsible for utilities, CAM, insurance, taxes, interior and exterior maintenance, and HVAC upkeep, while the landlord’s obligations are limited to the roof, structure, and 50% of HVAC replacement. The lease is corporately guaranteed by John D. Archbold Memorial Hospital, Inc., which generated $512 million in total revenue and $55 million in net income in 2024, with two additional five-year renewal options extending the potential lease term through December 2045.
