The CC& R's currently permit up to 71,500 sf of retail and parking at 4:1,000. They may be amended to allow residential and mixed-use buildings with the approval of the other Members of the Binding Site Plan. A prior owner had proposed 330-units of multifamily in 2 six-story buildings, which use is omitted from the CC&R's, and a 120-key hotel, which is prohibited by the CC&R's. Lowe's will also need to approve any Amendment to the CC&R's, to satisfy Lowe's Land Owner. Dick's and Starbucks are both advocates for residential and mixed use to be included in an Amendment as an approved use. The location is 4-blocks South of the new Kent Station Light Rail platform. Views of the Puget Sound can be seen from grade elevation today, and 2nd story views may include Mt. Rainier to the East.
