The North Branch Corridor is a Planned Manufacturing District (PMD) Industrial Corridor originally created to foster the retention of industrial uses in the City of Chicago. In 2017 the City of Chicago approved a sweeping re-zoning if this area allowing additional uses beyond industrial for the first time in decades. This has essentially created a new North Branch sub-market following a rush of land acquisitions from developers who wanted to control this valuable land in between Bucktown and Lincoln Park, two of the cities most well established neighborhoods.
Led by developer Sterling Bay’s redevelopment of the former Finkl Steel site re-branded as Lincoln Yards the newly zoned mixed use neighborhood, developers already have plans for over 10 billion dollars in new projects on the once industrial land. Going forward the area should continue to grow and thrive as some of these initial developments are completed and new projected are added to the pipeline.
