The FAHALA Logistics Park consists of three buildings housing logistics warehouses, located on the fully developed CAH-2 and CAH-4 plots. These plots cover a total of 85,000 m², distributed across two large land parcels. The layout of the complex is designed for high-performance logistics operations, optimizing both storage capacity and internal workflows. The plan includes five modular warehouses (one of which is standalone) on the CAH-2 plot and four warehouses on the CAH-4 plot. The warehouses are set back at least 5.00 meters from all property boundaries, allowing for smooth perimeter circulation throughout the complex. The front of the warehouses is designated as a loading area, with a minimum depth of 35 meters. A total of 67 loading docks have been planned, distributed as 18 on the CAH-4 plot and 49 on the CAH-2 plot, with a ratio of 1 dock per 860 m². Parking areas for light vehicles are located along the sides and rear façades. Additionally, a perimeter service road has been included to facilitate the movement of light and emergency vehicles, with independent access.
**Technical Features:**
- **Façade:** 20 cm thick prefabricated concrete panels with internal insulation.
- **Structures:** Prefabricated reinforced concrete, ensuring fire stability.
- **Roofing:** DECK type, consisting of steel sheeting, polyethylene vapor barrier, mineral wool insulation, and waterproof membrane.
- **Foundations:** Built using footings or piles, prioritizing PEIKKO-type solutions for the main structure.
- **Lighting:** Illumination levels comply with UNE 12464.1 and CTE SU4 standards, featuring LED technology. The system includes emergency lighting.
- **Electrical Installation:** Each module will have a main power supply, grounding network, main distribution board (CGBT), distribution panels, and lighting and power panels, among other components.
- **Fire Protection:** Meets minimum requirements for Typologies B and C, Medium Risk Level 5, in compliance with CTE DB-SI and RSCI, as well as the regulations of the Andalusian Regional Government.
- **Flooring and Pavements:** 18 cm thick reinforced concrete slabs without contraction joints, laid over a platform and double polyethylene sheet.
- **Plumbing and Sanitation:** Includes water connection, cold/hot water distribution network, and domestic hot water (DHW) production. Features a handwashing faucet and hose connection in the warehouse.
- **ESG Criteria:** LEED certification in progress, Building Management System (BMS) for lighting, climate control, and consumption monitoring. Additionally, the site includes bicycle parking and electric vehicle charging stations.
