Electrical capacity in the area has been confirmed by Puget Sound Energy and can provide upwards of 10MW at the local substation. Natural gas is served by Cascade Natural Gas, with the primary natural gas gate with offtake from the Williams NW Pipeline located adjacent the property. Water is supplied by Skagit PUD, and wastewater is served by the City of Sedro-Woolley. This property is a diamond in the rough and would be ideal for large projects interested in developing facilities in need of heavy utility access with a corporate HQ and live/work campus. There is an additional 40+ acres in the Core Area which is to the north of the Southern Influence Area that can be utilized for a corporate HQ or campus and be redeveloped into mixed-use commercial, office, research and development, hospitality, retail, and specialty residential. The Core Area is also home to approx. 180,000SF of historic structures that are available for redevelopment.
