1. Current tenants are high quality medical professionals with long leases.
2. All suites have been upgraded with new flooring, painting and LED lighting, except suite D.
3. Suite A is in the process of replacing their current MRI with one that will be technologically the best in Visalia.
4. Within the past 2 years SMG investors replaced all air conditioners with the most energy efficient new ones. At the same time replaced the flat portion of the roof with an energy efficient composite 30 year roof. At the same time helped tenants with their suite improvements. The cost was near ½ million dollars.
5. SMG investors pays for general landscaping, tree trimming, security service, general contracting for building expense’s such as electrical, plumbing, etc.
6. Shared expenses: Building alarm (fire and break-in’s), External Edison lighting, pesticides, water, trash, sewer and air conditioner maintenance (mainly filter changes and compressor checks). SMG pays for the service and requests reimbursement on a quarterly basis. Suite D is 2798 sq./ft. and would share 15.53 % of the total building sq./ft. of 18015. That comes out to about 4 to $500 per month on the high side looking at back averages.
7. SMG investors will paint, place new sturdy composite flooring, LED lighting and is open to discussion regarding other improvements.
