The subject property is located at 170 Valley Blvd, Wood-Ridge New Jersey at the corner of Wood-Ridge Avenue. The property consists of three lots: 16.02, 16.03 and 16.04. Lot 16.02/Block 274 has a vacant retail building on it and the other two lots are vacant land. The three lots combined make up a total of 17,420 square feet. The site is located within District 2 in Wood-Ridge which is the Retail and Business Zone (RB). Although the property is not zoned residential, multifamily or mixed-use development maybe the highest and best use could be possible to construct 24 residential luxury units with city approval. In the 2016 Wood-Ridge master plan the city does cite an objective to: "Permit higher density residential development in appropriate locations, consistent with the other goals and objectives herein."
