This location is for sublease end cap. The space is adjacent to a brand new Denny's restaurant. The space is currently for office use but the use could be changed to retail or restaurant by tenant application which will not need planning commission approval. Master lease does have some non competitive provisions which may not impact some existing businesses. Two 4 ton AC units are already installed along with 200 amp electric meter service. Space has a new TBar ceiling and store front. The master tenant's affiliate is a real estate agent.
There are two lease rates depending on how you wish to take possession:
1. Half of the ceiling is done and other parts will need to be finished to match by the tenant. We will provide walls as is. Air conditioning unit is on the roof but you will have to do the mechanical. There is no main line plumbing connection or bathroom currently. The floor is just concrete.
If you wish you take the space "as is", here is the rent structure:
Base Rent: $2.50 per square feet ( increases 4% annually)
CAM: $0.75 per square feet ( increases 4% annually)
CAM could go up higher depending if Landlord raises it as this is a sublease.
2. We will provide main line plumbing connection, provide one ADA bathroom, mechanical for AC units and finish ceilings. Walls and flooring will be rough finish. In that case, the rent structure will be:
Base Rent: $3.00 per square feet ( increases 4% annually)
CAM: $0.75 per square feet (increases 4% annually)
CAM could go up higher depending if Landlord raises it as this is a sublease.
