The office building is designed for two companies to operate separately with privacy and security. The property owner occupies one ½. The building features a central lobby that separates the east and west side offices. Both sides have separate A-C systems, alarm systems, IT centers and private entry doors.
Optional storage / construction yard is completely fenced with a 7’ tall chain link-barbed wire security fence with 40’ wide gated assess. It’s clean, level and compacted with base rock for heavy equipment traffic. There is night lighting around and off the back of the office building.
Terms: Tenant (Lessee) pays base rent, office building utilities and trash service. Owner (Lessor) pays property taxes, water & sewer, CAMS and a separate electric meter for exterior common area lighting and separate structure.
Base Rent for office = 1.18 psf x 2,100 sf = $2,478.
Base Rent for yard space = 0.051 psf
Utilities: Electric & Natural Gas service = P G & E. Internet Service providers = Succeed.net wireless. Landline telephone service = AT&T. Trash Service = Recology. Trash service cost is determined once Lessee chooses the preferred container/dumpster size. Cost will be added monthly lease payment.
The property has two electric meters. Meter “A” measures service for the office building only, Meter “B” measures service for the owner’s separate shop building and street signage night lighting. The Owner pays 100% of meter “B”.
