Per a conversation with Zoe Axelrod, Senior Planner for the Los Angeles County Department of Regional Planning, there has been an ordinance approved affecting the property. Per Ms. Axelrod, based upon the size of the lot, in addition to commercial uses, the ordinance will now allow for the construction of 29 residential units by right. She also stated that eight accessory dwelling units (ADU) could be built by right and furthermore allow for an additional two ADU garage conversions. She stated that garages could be built and pre-plumbed during construction and then converted to ADU’s thereafter. She went on to say that there would be allowable density bonuses for low-income housing but it would require additional approvals along with a covenant preserving the low-income designated units.
