Option for either Secured market rental housing up to 6.5 FSR with 20% of residential floor space secured at below-market rents or strata ownership housing up to 6.0 FSR with 20% of residential floor area delivered as turnkey social housing units to the City. The maximum height and density can potentially be increased up to 0.3 FSR with the provision of ground level retail/service uses or childcare. Sites with lesser frontage may be considered at the discretion of the Director of Planning.
