Multi-Use facility. This property is currently owner occupied, with a Business called Aquatic Dreams Scuba Dive Shop. This is a retirement sale. The facility is a large rectangle shapped building with the business on one end and the indoor pool on the other. The pool has it's own entrance and exit, bathrooms, changing rooms and storage. The pool is utilized by more than just the dive shop. People rent it out for private swim lessons, lifegaurd training, mommy & me classes, birthday parties, etc. The business is fully staffed with long term employees that know about the sale and have indicated that they would like to stay on and work for the new owner. There are 6 owners on the business and property. 1 owner is working in the business, and the other 5 are silent partners. The managing partner would love to stay on in a limited capacity to still work with the shop and facilitate the dive trips this company puts on. If the interest is for only the property (or the business), the Seller is open to 2 different sales. The buyer of the property would have an immediate tenant, and additional income sources coming from the indoor pool usage. This is the only facility with an indoor pool between Modesto and Fresno (according to the Seller). If the buyer of the property does not want to have the business there, and wants the building for other purposes, the Seller is open to liquidating the business's inventory and assets and/or moving the dive shop altogether, so the potenial buyer can do what they want with the building.
