Partially leased on a 2 year renewal basis. Just renewed on 03/01/2025 for another 2 years at $1280/month and tenant pays 50% of all utilities for entire building in December of each year. Every 2 years at renewal there is a 3% increase in rents and tenant has been utilizing lobby, offices 1-3 since 2020.
