The offering is the fee simple interest in a three building, 68,638 square foot industrial service facility on 14.2 acres at 11905 Highway 308 in Larose, Louisiana, net leased to National Oilwell Varco, L.P. through December 31, 2031. The facility serves NOV's Portable Power group as a rebuild, overhaul and staging depot for the generators that power offshore drilling and production in the Gulf, roughly thirty miles north of Port Fourchon.
The lease is true net: the tenant carries taxes and insurance and maintains the roof, foundation, load bearing walls and building systems, and the landlord carries no operating obligations. The offering is priced at $5,300,000, a 6.51% cap rate on 2027 net operating income of $345,220.08, or $77.22 per square foot.

PROPERTY DESCRIPTION
The site comprises two adjoining parcels totaling 14.2 acres, divided by a shared road, with frontage on Louisiana Highway 308. It is improved with three metal buildings totaling 68,638 square feet: a 49,600 square foot main service and rebuild building, 620 by 80 feet, with a drive through bay configuration and grade level roll up doors along its long elevation; a crane served fabrication shop; and a crane served coating facility. The main building has four overhead bridge cranes, three at 15 tons and one at 10 tons, the fabrication shop has two 15 ton cranes and the coating facility has one 15 ton crane, all with walkways.
Buildings cover about 11% of the land. The balance is paved and fenced concrete yard used for generator staging, trailer parking and laydown. The improvements were rebuilt following Hurricane Ida with new metal roofs, wall panels, doors, insulation and interior finishes throughout.

Larose sits where the Gulf Intracoastal Waterway crosses Bayou Lafourche, about thirty miles up LA 1 and LA 308 from Port Fourchon. LA 308 runs the east bank of the bayou and LA 1 the west, together forming the overland supply arteries to the port, and equipment manufacturers, rental companies, marine fabricators and logistics operators concentrate along both banks. According to the Greater Lafourche Port Commission, Port Fourchon services over 95% of the Gulf's deepwater energy production.
