Station West Shopping Center is one of the dominate shopping centers in Blakely. The center hosts a variety of well known retailers including a new Tractor Supply, Farmers Home Furniture (just renewed), Dollar Tree, Rose's Express (nearly 30 years at the property) and several local tenants. The adjacent Early Medical Center just leased at Station West for it's continued growth and expansion. In 2024, Tractor Supply became the anchor to the center, with a lease through 2034 plus options. Tractor Supply servers a 20+ mile radius of the agriculturally heavy surrounding area.
The asking price for this property is under $47/SF and the average rent is only $4.11/SF. This is hard to find anywhere in the country with four national tenants as you have with
Station West. The mix of tenants brings in shoppers from all over the region.
The property has been maintained in very good condition. The majority of the roof is TPO except for the left side over Early Medical of approximately 6,000 SF. That area had a liquid membrane coating done in 2020 with a 12 year labor warranty. 51,000 SF of the TPO roof was replaced in 2018 with a 20 year warranty. The roof over the Tractor Supply side was replaced in 2010 and nothing was needed for them to occupy besides the flashing for the new rooftop HVAC unit that was replaced in 2024. Dollar Tree and Rose's got new HVAC units in 2020. All others vary in age and are it good working order.
Blakely was founded in 1825 and is the county seat of Early County, thus Blakey is home to the elementary, middle, and high school for the county. In addition, the Early Medical Center is nearly next door to Station West. It has 152 hospital beds and 117 nursing beds, serving those living in the region. Birdsong Peanut has their southeast HQ in Blakely, and large regional companies are Golden Peanut, Southern AG Carriers, and Early County Gin. Blakely is in southwest Georgia near the Alabama line, east of Dothan.
