The Cedars West area near Downtown Dallas is a prime area for investment and immediate use. It is priced for an all cash sale at a competitve price which is lower than those seen in The Cedars area to the east and areas to the north - Design District and Trinity Grove. The estimated population within a 2-Mile radius is 52,000. Currently major infrastucture efforts are underway including new bridges on Cadiz Street and Riverfront Boulevard. Once these and other road inprovements on Riverfront and Corinth Street are completed the area will look very different with increased traffic returning. Downtown Dallas and the Kay Bailey Hutchison Convention Center (KBHCC) are nearby with connections via Cadiz and Hotel Streets. The KBHCC Expansion is getting underway. All of these improvements are likely to cause substantially increased property values.
One or more of three old industrial buildings built in the 1940s on the property might be put to interim use. These might include artist, sculpture, and showroom design work space; rustic entertainment, music, restaurant/bar; exercise and recreation activities; pet related activities and services; vehicle restoration and storage; ... For decades the property was operating as Industrial Electric Equipment Company which has been closed in recent years.
