White Oak Distribution Center is a 373,360-square-foot, two-building, ground-up speculative industrial project. Both Buildings 1 and 2 are scheduled to be delivered in Q3 of 2026.
Each warehouse features tilt-up wall panels, 36-foot clear heights, rear-load configuration, heat for freeze protection, HVAC, LED lighting, spec office space, and a mechanically attached 60-mil TPO roof with R-30 insulation. Electrical is provided by one 3,000-amp 277/480-volt, 3-phase, 4-wire service and house panel with two 200-amp distribution panels for future tenants. The warehouses also share a 200-foot deep truck court with a 60-foot concrete apron and a heavy-duty drive aisle.
Building 1 will span 159,560 square feet and offer 36 9-foot by 10-foot manual overhead doors, 16 45,000-pound mechanical levelers and seals, two 14-foot by 16-foot motorized roll-up doors at drive-ins, and 54-foot by 50-foot column spacing. This building has 182 dedicated car parking spaces and 15 trailer drops.
Building 2 is set to encompass 176,800 square feet with 36 9-foot by 10-foot manual overhead doors, 15 45,000-pound mechanical levelers and seals, two 14-foot by 16-foot motorized roll-up doors at drive-ins, and 52-foot by 50-foot column spacing. This building has 281 dedicated car parking spaces and 14 trailer drops.
With superior access to the Interstate 95 corridor, multimodal conduits, and dozens of major markets in the eastern US, the Richmond metro is a powerful point for industrial operations. White Oak Distribution Center places transporters seven to 20 minutes from Interstates 64, 95, and 295, and 60% of the nation’s consumers are within 500 miles. Richmond has substantial rail infrastructure from CSX and Norfolk Southern, as well as water port access via the Richmond Maritime Terminal or the Port of Virginia, located just 1.5 hours away. Additionally, Richmond International Airport (RIC) is 14 minutes from the site, which transports more than 85 million pounds of cargo annually.
