Metro City is an approved mixed-use development totaling over 38+/- acres. It is located in a federally Qualified Opportunity Zone.
The project is approved for a mix of over 1,290 residential units (FAR may be increased to 1,500 units), including:
- 240 senior living units
- 282 rental apartments
- 345 for sale condos
- 72 fee simple townhouse lots (currently under contract)
- 354 assisted living and memory care units
In addition to residential units, Metro City may include up to 150,000+/- SF of commercial and retail space. The approved Stormwater Management Concept Plan also includes over 17 acres of open space. The site is zoned M-X-T (Mixed-Use Transit Oriented).
Metro City is ideally located in suburban Maryland, approx. 1.5 miles from the District of Columbia. It is less than a half mile from the Addison Road Metro station, which provides direct access to downtown Washington DC via the Blue/Silver line.
Metro City is located in a federally Qualified Opportunity Zone. The project is also part of the Capitol Heights Transit District Development Plan as a "Priority Project".
The Metro City site provides quick access to regional highways, including the Capital Beltway (I-495/I-95), Route 214 (Central Ave), and Route 4 (Pennsylvania Ave). It is near many amenities, including grocery, retail, restaurants, fast food, and pharmacies.
