The Operation
Tenant maintains the building, utilities, parking lot, and landscaping at its cost. Landlord is responsible for repairs and replacement of the roof, structure, sprinklers and fire alarm system, parking lot, and landscaping, if needed. Tenant reimburses 100% of Real Estate Taxes for the Property. Tenant maintains liability insurance for the Property and reimburses Landlord for 100% of the property insurance cost.
