Complete Retrofit to State of the Art
The facility was purchased for the purposes of cannabis cultivation and the current owners invested
approximately $12,000,000 replacing almost all of the infrastructure including the glass, the boilers, the power
and water distribution, the control systems, and much more. Many of these upgrades are still underway.
Facility Breakdown
The property includes:
- 503,000 SF of high range greenhouses
- 16,500 SF of packing house (approximately 20 foot clear)
- Approximately 7,000 SF of boiler and shop space
- An on site manager’s residence.
Additional Greenhouse or Cold Storage Potential
The current Conditional Use Permit (“CUP”) allows for the owner to develop an additional 200,000 SF of
greenhouse structures on the property. This enables the Owner to grow in place over time without needing
to purchase another greenhouse property (which as mentioned above, may not be available due to SOAR).
Furthermore, the County of Ventura has opened a path to entitling this square footage as agricultural cold
storage through either a minor or major CUP modification.
