Those numbers undersell this corner, because demand here is stacked three ways rather than one: walk-up (approximately 9,372 residents within a 10-minute walk), transit (approximately 2,254 weekly boardings at the Lakeline MetroRail Station next door, plus 12 bus bays and 53 weekday express-bus connections), and drive (approximately 145,000 residents within a 10-minute drive). FOR OFFICE AND MEDICAL USERS
Northwest Austin's employment base anchors demand: Apple's Austin campus, Texas Children's Hospital Austin ($485M, 365,000 SF, opened 2024), and nearby employers including Indeed, Visa, Nvidia, and AT&T.
