The subject site is located in south Bossier Parish and out of Bossier City limits. Subject site is close to the intersection of Sligo Road and Caplis Sligo Road. The site is bordered by a single family home to the north, a residential golf community to the east, single family residential development to the south, and Caplis Sligo Road to the west. South Bossier Park is also located adjacent west of the subject property; although, across Caplis Sligo road. The site is separated into two tracts, the north being approximately 142 +- acres tract and the south being a 75+- acres tract .

The subject site is unique in various ways. An approximately 13 acre ski lake almost entirely bisects the two properties. The ski lake has five homesteads associated with the lake that are facing Caplis Sligo Road. The east border of both tracts consists entirely of Olde Oaks Golf Club, a high income residential subdivision. The tract lies south of Old River Place subdivision, a medium-to-high income residential subdivision. The land to the west is mostly undeveloped with the exception of some industrial tracts and the new South Bossier Park.

The southern tract, 75.562 acres, presents a unique situation. Due to the Caplis Sligo road and the golf course, the land narrows considerably. The land depth of this slender area would most likely be acceptable to single family, although may or may not be associated with the rest of a potential subdivision. The southernmost portion on the southern tract would most likely only have one potential use. This portion lies behind other residential tracts and therefore could possibly be sold to those adjacent land owners.
