One of the largest mixed-use complexes in the western U.S., Embarcadero Center spans six blocks in the heart of San Francisco's prime commercial district. Offering four million square feet of office and retail space, Embarcadero is comprised of five office towers, three interconnected shopping levels within four of the towers. Known for its diverse business and entertainment facilities, the Center features more than 125 retail shops and restaurants and a five-screen cinema.

The property features underground parking for over 2,000 cars, BART, Muni and ferry system accessibility, sweeping views, landmark architecture, floor-to-ceiling windows, double mullion window design for space planning flexibility, efficient floorplates, underfloor ducting, on-site management, exercise facilities, conferencing facilities, concierge services, 24 hour security and state of the art life safety systems.

One Embarcadero Center is owned and managed by Boston Properties. There are four levels of underground parking below the building and comprising 550 stalls in a space of 226,000 square feet. Vertical transportation is supplied by 14 passengers, 2 mixed-use, 2 cinemas, and 2 garage shuttle elevators that have been modernized and are microprocessor-SCR controlled. A combination of Elevators and Escalators provide exterior vertical transportation between street, lobby and the promenade levels. The escalators were replaced in 2006 with new energy efficient microprocessor based systems.

Energy management at One Embarcadero Center began in the early 1980's with the retrofit of lighting fixtures using optical reflectors and de-lamping strategies in combination with the installation of proportionally controlled valves on the HVAC equipment and automated start stop controls.

Through the years the introduction of an energy management control system and hybrid DDC interfaces, variable speed technologies and strategies were introduced to both the lighting and HVAC systems to further enhance the buildings comfort and control of the large energy using systems.

As time went on through the 1990's, the introductions of occupancy sensors and timed and staged controllability to the lighting systems were added to enhance building performance. Also lighting retrofits to T-8 technology and better performing optical reflectors were added to increase energy savings and improve the quality of lighting. Along the way the building specification for lighting installations required the use of energy efficient fixtures, sensors and technologies as a standard for all tenant improvement work. The replacement of an old less efficient chiller with a new variable speed drive chiller to handle low load periods was done mid-decade. The evolution of Title 24 in California was a key instrument to supporting these moves, as was the availability of state and utility rebate programs to incentivize and improve ROI calculations.

When the century turned in 2000 and moving forward to current times, additional lighting retrofits using technologies such as T1 systems, LED and Cold Cathode lamps were performed. Expanded use of occupancy sensors and sentry switching were explored and deployed where suitable to increase the OFF time during both peak and non-peak operating hours.

In 2004 the installation of 3M-NV25 solar window film was executed on the three elevations of the building affected by the sun.
In 2007 the building installed a new Alerton Bacnet compatible energy management front end and backbone infrastructure to begin phasing out the old system and technologies from pneumatic-DDC to direct DDC technology. This work is on going and will transition over time to a full DDC system.


In 2013, this building was awarded LEED certification at the Gold level by the U.S. Green Building Council.

This building was awarded an Energy Star label in 2008(81), 2009(83), 2010(81), 2011(77), 2012(79), 2013(79), 2014(77), 2015(78), 2016(78) for its operating efficiency.
