The Campus section of The Assembly totals 3 Million square feet of office space, and it can range from 3 to 6 buildings.

•Well Designed Master Plan: Assembly is designed as a cluster of five distinct districts to provide a specialized set of experiences within a 145 acre development. The Yards and The Campus are the initial phases of the Assembly development. At full build-out, the development will contain 10 million square feet of office, residential and retail uses.

•Ideal Location: Assembly is adjacent to a MARTA station, I-285 and I-85. With easy access to housing in the areas of Buckhead, Dunwoody, Sandy Springs, Johns Creek and Brookhaven and connectivity via MARTA to intown neighborhoods, Assembly is positioned to attract and retain a talented young workforce while minimizing commute times for executives.

•Strong Visibility: ~ 2,300 feet of frontage on I-285 with 365,000 vehicle traffic count on I-285.

•Office Campus: Strategically located adjacent to the Doraville MARTA station and with superior visibility along I-285, the office campus is designed to accommodate 3 million square feet of commercial space, with structured parking.

•Public Incentives: Assembly was designated by the Georgia Department of Community Affairs as an Opportunity Zone Eligible for Opportunity Zone Job Tax Credit. The maximum tax credit is $3,500 per year per job created over 5 years; tax credits are available to offset a business’ state income tax liability and payroll withholding tax; businesses of any nature can qualify. Integral is in the process of securing substantial public funding (i.e. TIF/TAD, etc.) for the infrastructure of the project.

•Transit Oriented: The project is both adjacent to the Doraville MARTA rail/bus station and a short distance from the Chamblee MARTA station. Integral has recycled the former tricycles used by the GM employees for the purposes of creating a bike-share program for all of Assembly. Additionally, a shuttle bus will carry employees around Assembly and to the nearby MARTA stations.

•Sustainability: Integral recycled 100,000 tons of material from the former General Motors Plant Operation and has master planned a series of parks and green spaces which in total will aggregate to ~16 acres. Assembly Park, the largest green area on the property will be the central park element for a host of programming and relaxation experiences.

•Strong Sponsorship: The Integral Group has 20+ years of entitlement and master planned community development experience.
