Summit Contractors Group, Inc. obtained approvals for a 130 acre mixed use development located along the southwesterly corridor of the new I-24 interchange ("the Gateway to Murfreesboro") at Manson Pike/Medical Center Parkway, located in Murfreesboro, Tennessee, 28 miles southeast of Nashville. The name of this mixed use development is Manson Pike Crossing. 320 units of the 800 unit multi-family residential component of this mixed use development have been completed. "The Avenue" (an 833,000 sq. ft. "Lifestyle Mall" development joint venture of Faison and Cousins) recently opened across I-24 from this site. In fall of 2010, Middle Tennessee Medical Center (MTMC) will open a new hospital approximately 1.5 miles from this mixed use development. The Avenue (click www.cousinsproperties.com <http://www.cousinsproperties.com/> then retail, then portfolio, then Tennessee), MTMC, the Embassy Suites Hotel and convention center, our proposed developments, and significant residential growth in this corridor, all draw traffic to and from this new interchange. Direct I-24 visibility and signage provide excellent access to these sites. Due to the success of The Avenue and proposed road improvements, we have developed a new conceptual plan (See attached Puckett Creek Station, LLP site plan).


We do not intend to immediately establish fixed prices for property that we own within Tracts I –V, or any of the Out Parcels within these tracts, as there are presently too many variables (timing of completion of road construction, timing of the PUD amendment approval, timing of when we can convey property, commitment and/or approval by the anchor tenant, proposed Out Parcel use, use fit within the Master Plan, etc.).
