The minimum lot size for a single family home is 20,000 sq ft, with a minimum width of 110 ft and minimum depth of 140 ft, except under the clustered development provisions, BMC Section 17.12.055, which would be subject to a use permit. Clustered development can allow for small lots, down to 5,000 sq ft, with the intent of setting aside habitat with the remaining acreage. So the gross area would still remain at least 20,000 sq ft per housing unit under clustered development.

· Infrastructure (roadway and utilities) would have to be provided to these sites and it’s some distance to them.

· As detailed in BMC Section 17.12.040.L, ridgeline sites are subject to design review and these sites would be subject to that.
