12/20/2000: MGP Real Estate purchased Gateway 95 Business Park (8510,
8520, 8530, 8540, 8550, 8560, 8580 Cinder Bed Rd.) for an undisclosed
price. Cassidy & Pinkard together with Sonnenblick-Goldman represented
the seller. MGP Real Estate represented itself in the transaction.

Gateway 95 Business Park is located just east of I-95 at the Newington/Fort
Belvoir I-95 exit and five minutes south of the Capital Beltway I-495.
Gateway is the closest flex project to Fort Belvoir and is easily
accessible to the Reston/Herndon high tech corridor via the Fairfax County
Parkway. Employees coming from the north, east or west, experience either
a reverse or cross-county commute. Those coming from the south exit I-95
four miles south of Springfield.

Gateway was built in three phases from 1988-1990 and consists of eight
