Property consists of a 3200 sq. ft. Hawaiian cottage located on a 46 acre
parcel sandwiched between the Hokulia Resort to the west, and a recently
completed county highway to the east.
There are several attractive aspects of the ranch:
The perimeter of the property (approximately 6000 feet) is enclosed by a 4
foot high “dry stack” wall built with lava stones that existed on the property.
The property was cleared using 2 John Deere 45 HP tractors, without
disturbing the natural topography. The ranch is in the “sacred” part of the
island, and land cannot be cleared without specific permits and monitoring
by the State of Hawaii to insure no Hawaiian burial sites are disturbed.
The property was walked foot by foot by a team of archaeologists who
inventoried every collection of stones, and submitted a report to the State.
No burial sites were found.
The acreage is zoned Ag-5 meaning that if the County water department
determined that potable water were to be available, Seller currently subdividing into 2 parcels.

A county water line exists adjacent to the northwest corner of the property,
and when the Greenwell/Hokulia water well is completed, water will flow
through line down to Hokulia resort, and ranch could then purchase water

The property sits between 700 and 900 foot elevation and averages about
35-40 inches of rainfall a year.
The County of Hawaii at their expense built two separate entrances -
including gates and ramps to the property - from the newly constructed
highway.

The Hawaiian cottage is “off the grid” in that electricity is generated from
solar panels on the garage, and potable water is filtered from rainwater
collected on the roof of the cottage and the garage.
The cottage is connected to internet and satellite TV systems, and has a
security camera and alarm system.
There are 2 covered picnic sites - one adjacent to the cottage, the other on an
excellent building site.
The western boundary is the historic Sugar Cane Railroad roadbed.
Abandoned in the 1920’s, the line carried sugar cane to the Kailua sugar
mill.
