Investment Overview:
Desert View is an all age RV Resort located on historic Route 66 in Needles, CA, adjacent to the Colorado River. Needles is a desert location that enjoys primarily winter seasonal demand. The resort has a strong transient business during the summer, and during off seasons serves as a stopover point between southern California, Grand Canyon, Las Vegas, and Phoenix.

The park has 66 full hookups, with 37 pull-through RV sites providing 30-50 amp electric, oleander privacy shrubs, trees, and cement pads at each site. The front row sites are 65 feet long, the middle row sites are 46 feet long, and the back row sites are 80 feet long. The north row is 20 sites with concrete streets, and was designed for manufactured homes. These sites are 35' X 80'.

There are two mobile homes and two park models. The two mobile homes are owned by the park. The park is served by well water and septic sewer utility systems. There is a Silvercrest mobile home that is three bedroom / two bath, 1,900-square feet, with a wrap-around deck and three car garage. This home can be used by an owner operator or an on-site manager. The park amenities include a swimming pool, clubhouse with a billiards table, free WI-FI, 37 pull-throughs, BBQ facilities, extensive activities calendar, horseshoes, laundry room, and boat and RV storage. The park includes a 2,000-square foot metal RV and toy garage used by the residents for off-road vehicle storage.

Overnight rates are $35 and monthly rates were increased by $10 in May of 2014 to $315, $330, or $345 plus electric, and for annuals $70 on-site storage and $30 or $50 off-site storage. The Fall 2016 monthly rents have been increased to $355 (sites 1-46), and $385 (Sites 47-66). There are 12 permanent residents and 20 annuals. The park is full September-April. Most guests stay for five months.
