Owned and managed by RREEF Alternative Investments. Designed by the firm of Skidmore, Owings and Merrill, 505 Montgomery is intended to evoke the design of 1930s Art Deco skyscrapers, with narrow recessed windows aligned between strong vertical columns and a stepped-back trapezoidal roof, crowned with a 98-foot Art Deco-style spire. 505 Montgomery is clad in polished Barre Gray granite, and the lobby floor is finished in an intricate period inlay of fine stone.

The tower at 505 Montgomery earned the ENERGY STAR as a result of several retrofitting projects, including a comprehensive lighting retrofit, performed in 1994, which converted building fluorescent fixtures from a three-lamp design to a two lamp design incorporating T8 bulbs, electronic ballasts and new integrated reflectors. Another energy-saving feature is the use of air economizer dampers in the HVAC system, allowing the use of cool outside air to keep system supply air at the ideal temperature setpoint. These improvements are combined with operational changes for measurable maximum efficiency.

The Embarcadero, Chinatown, Jackson Square, Union Square and Nob Hill are all within walking distance of this building. It features a tapered glass roof, a 90 foot spire and column-free floorplans.
